What this is

BINSR Ready is an early-stage service that turns a home inspection report into a repair estimate. You've been invited to try it as part of a small pilot group.

The pilot is free. There is no charge for estimates during the pilot, and we will not ask for payment details.

By creating an account and submitting a report, you're agreeing to these terms.


What we'll do

  • Accept inspection reports you upload.
  • Produce a repair estimate for the items in them, using our pricing database and a human review of every estimate before it reaches you.
  • Deliver the estimate to you as a PDF you can download and share.
  • Answer questions at support@binsr-ready.com.

If you'd like BINSR Ready to perform the repairs, that's a separate conversation and a separate agreement. Repair work is not free and is not part of this pilot.


What an estimate is, and isn't

An estimate is a preliminary figure, not a binding quote. Prices are based on standardized repair templates and typical Arizona costs. They can change once a contractor sees the property, and they may not account for conditions the inspection didn't reveal.

This matters because you may be using these numbers in a live transaction. Please treat an estimate as one input among several — not as the sole basis for a negotiating position, a credit request, or advice to your client. If a number looks wrong to you, it might be. Tell us; that's genuinely what the pilot is for.

We don't guarantee that an estimate is complete or accurate. During the pilot, estimates are provided as-is.


What we ask of you

  • Only upload reports you're entitled to share. Inspection reports describe someone else's property and may include details about buyers, sellers, and inspectors. By uploading one, you're confirming you have the right to give it to us for this purpose.
  • Tell us when we're wrong. Missed items, invented items, prices that don't match reality — that feedback is the whole point.
  • Don't use the service for anything unlawful, and don't attempt to access other users' data.

Feedback

We may contact you during and after the pilot to ask how it went. You're free to ignore us.

If you give us feedback or suggestions, we may use them to improve the service without owing you anything for it. You keep ownership of your reports and your business information.


Your data

How we handle information is described in our Privacy Notice, which is part of these terms.

Two things worth stating here as well:

  • You can ask us to delete your data at any time by emailing support@binsr-ready.com. We'll do it and confirm when it's done.
  • We use repair descriptions and pricing information from reports to improve our repair pricing database. This is how the service becomes more accurate over time. That database records repair types and costs, not property addresses or your clients' names.

Ending the pilot

Either of us can stop at any time, for any reason, with no notice required.

If we end the pilot or change to a paid service, we'll tell you before anything changes. We will never charge you without asking first.


The legal part, kept short

BINSR Ready provides the pilot service "as is," without warranties of any kind, express or implied.

To the fullest extent Arizona law allows, BINSR Ready is not liable for indirect, incidental, or consequential damages arising from your use of the pilot service — including lost transactions, lost profits, or costs that differ from an estimate. Because the pilot is free, our total liability to you for any claim is limited to $100.

These terms are governed by the laws of the State of Arizona.

If any part of this is unenforceable, the rest still applies.
