Draft for review — last updated [DATE]

Not legal advice. This is a plain-language starting draft that accurately describes how the system currently works. Have an Arizona attorney review it before you rely on it.

The short version

You give us inspection reports. We use them to build repair estimates for you, and we use the repair descriptions and prices inside them to make our pricing database better. We don't sell your data. You can ask us to delete it whenever you like, and we will.

The rest of this explains the details.

What we collect

When you create an account: your name, email address, and phone number.

When you submit a report: the inspection report PDF you upload, the property address, any photo of the property you add, and any notes you write.

Inspection reports describe someone else's property. They typically include the property address and a detailed account of its condition, and they may name the inspector, the inspection company, and sometimes the buyer or seller. We treat that information the same way we treat yours.

As you use the service: messages you send us, your repair decisions, and basic records of when things happened — when a report was submitted, when an estimate was delivered.

We do not collect payment card details. During the pilot there is no charge. If that changes, payments will be handled by Stripe, and card numbers will go to Stripe rather than to us.

What we use it for

  • To produce your estimate. The report is read, repair items are identified, and each is matched against our pricing database.
  • To communicate with you — telling you an estimate is ready, that a decision window is open, and answering your questions.
  • To improve our repair pricing database. This one deserves a plain explanation, because it's central to how the service works.

About the pricing database

Every report that comes through teaches the system how inspectors describe problems and what those repairs cost. That accumulated knowledge is what lets us produce an estimate in minutes rather than days, and it's why the service gets more accurate the more it's used.

What that database stores is repair descriptions and pricing — the language inspectors use for a problem, and what fixing it costs. It is not a copy of your reports, and it isn't organized by property, client, or agent.

What we don't do: we don't sell your data, we don't share it for advertising, and we don't use your reports to build anything for a competitor of yours.

Who else touches it

Running the service means using other companies. Each one only receives what it needs:

CompanyWhat it handles
AnthropicReads the inspection report text to identify repair items. Anthropic does not train its models on data submitted through its business API.
SupabaseStores the database and uploaded files.
VercelHosts the website.
ResendSends our emails to you.
StripeWill handle payments if and when the service becomes paid. Not used during the pilot.

We may also share information if the law requires it, or to protect someone's safety.

How long we keep it

We keep your account and reports while your account is open, and for a reasonable period afterward for our records.

You can ask us to delete your data at any time — email support@binsr-ready.com and we'll do it and confirm when it's done.

Two honest exceptions. Estimates we've already delivered to you exist as PDFs you've downloaded, and we can't recall those. And repair pricing knowledge already absorbed into our database — which contains no property addresses or client names — stays part of the database.

How it's protected

Data is encrypted in transit and at rest. Access to the office side of the system is restricted to our staff by role, and each person has only the access their job requires. Uploaded files are private and reachable only through time-limited links issued to the account that owns them.

No system is perfectly secure, and we won't claim otherwise. If a breach affects your information, we'll tell you.

Your choices

  • See what we hold about you — ask, and we'll tell you.
  • Correct it — most of it you can edit in your account; email us for the rest.
  • Delete it — see above.
  • Stop hearing from us — the emails we send are about your own reports rather than marketing, but tell us and we'll stop.

Depending on where you live, you may have additional rights under state law. Ask and we'll honor what applies.

Children

The service is for real estate professionals. It isn't for anyone under 18, and we don't knowingly collect information from children.

Changes

If we change this notice meaningfully, we'll tell account holders by email rather than quietly updating the page.
